Real Estate Buyers Guide
The purchase of real estate is one of the most important transactions a person will ever make. The first step is pick out a specific areas to focus your search on. When looking at neighborhoods, check out the quality of schools, the average home prices, the major employers, and the nearby resources (fire station, library, grocery store, etc). After choosing the best area for your family, then it's time to start taking more proactive steps.
Resources for Buyers
A real estate agent will be your major resource for help and information. Your agent will be your access point for the MLS (Multiple Listing Service), which lists all available properties on the market. While many sites allow you to view the MLS, you will need an agent to actually tour the homes. Beyond simply finding you a home, your agent can often help you find a good source of financing.
Financing is a crucial step in the buying process. It's important to be pre-approved for a mortgage before looking seriously at homes. Pre-approval means that you have been fully screened by the lender and approved for a loan; this can be a huge help when the time comes to make an offer. Most sellers will go with candidates that are pre-approved, since there's less risk that the deal will fall through.
Your real estate agent will also be critical when it comes to negotiating and making your offer. The home buying process is long and involved, but with the right resources--namely, a good agent--it can be exciting and fun.

It did not have its own post office until 1950.[1] The home of Elijah Terry, the first teacher in the local school, was built in 1823 and sits next to the Bald Hills Schoolhouse, built in 1850. The schoolhouse is in the National Register of Historic Places. "Bald Hill" is one of the highest points on Long Island, and is located on the Ronkonkoma Moraine, where the glacier which formed Long Island stopped its advance. At the top of Bald Hill is Vietnam Memorial Park, which includes an obelisk-shaped monument painted red, white, and blue, which was dedicated on Nov. 11, 1991.[1] The Bald Hill Cultural Center features the outdoor Brookhaven Amphitheater and was previously the location of a ski area from 1965-80. [edit] Community Farmingville has low crime rates.[3] The area is close to nearby major transportation hubs like MacArthur Airport and Ronkonkoma Long Island Railroad. Farmingville is home to Brookhaven Town Hall, Brookhaven Amphitheater, and Bald Hill. Neighbors have organized several events in the community that included landscaping upgrades, planting tress and plants, cleaning streets, and adding planters to the downtown area.[4] During the holidays, residents gather at the Farmingville Fire Department to collect food for families and pass out refreshments. [edit] Education The area is home to several public and private schools. The Sachem School District serves the residents of Farmingville and is also one of the largest districts on Long Island. [edit] Immigrant workers Farmingville has been a focal point of controversy regarding the situation of illegal immigrants gathering in large groups on street corners and in front of businesses. Some community members have criticized and protested the lack of immigration-law enforcement, while day laborer supporters have proposed building a hiring hall for day laborers. Four teenagers were arrested in 2003 for firebombing the home of a Mexican family.[5][6] The group, Sachem Quality of Life Organization, was formed in response to the influx of illegal immigrants.[7] The dispute was the subject of a 2004 documentary, "Farmingville".[6] [edit] References
